Data updated on 27 October 2026
In Porto, the median asking price for a room is around €450 a month, 5% more than a year ago (idealista, Q2 2026). It is the most expensive city on the mainland after Lisbon, driven by the University of Porto, tourism and people moving for work.
Differences between areas are smaller than in Lisbon: the historic centre and Foz are the most expensive, Ramalde and Campanhã the most affordable. Outside the municipality, Vila Nova de Gaia, Matosinhos, Maia and Gondomar have metro links to the centre and lower prices.

For students
The University of Porto is split across three campuses. Asprela (Engineering, Economics, Medicine, Sport) is in Paranhos, as are ISEP and the Porto Polytechnic: this is where most student rooms are. Campo Alegre (Sciences, Arts and Humanities, Architecture) plus ICBAS and Pharmacy are in Massarelos. The central campus houses the Rectorate, next to Clérigos.
Universidade Católica is in the Foz area, and Universidade Fernando Pessoa and Lusófona are in the centre. Higher education students up to 23 can apply for a free transport pass (passe sub23), making Gaia, Maia or Matosinhos possible without extra transport costs.
Getting around
Porto's metro has several lines linking the centre to the airport, Gaia, Matosinhos, Maia, Póvoa de Varzim and Gondomar. STCP runs buses and there are historic trams. Trains leave from São Bento and Campanhã.
Everything runs on the Andante card. The Andante Metropolitano pass, at around €40 a month, covers the network across the 17 municipalities of the Porto metropolitan area.
Tips for renting a room
- Visit the room (or do a video call) before paying anything. Be wary of anyone asking for a deposit before showing the home, or of prices far below the area's.
- Ask for a written contract and rent receipts. Landlords must issue electronic receipts on the Tax Authority portal (Portal das Finanças), and they let you deduct part of the rent from your income tax (IRS).
- Check what is included: bills (water, electricity, gas, internet), cleaning of shared areas and house rules, such as guests and pets.
- The deposit is usually one or two months' rent. Agree in writing on when it is returned and take photos of the room when you move in.
